For the record, I'm fully for trans athlete participation.
If we were discussing whether an individual born on a February 29th on a leap year could participate in sports for some stupid reason or another (well they're technically 4 years old we can't have them competing against 16 year olds! It's unsafe!) logical-minded people would recognize that's a ridiculous waste of energy to spend time regulating.

The recent story in LA of the squatters turning a backlot of new luxury RVs into a homeless encampment highlights the fact that a home isn't enough, you also need infrastructure to deal with waste. Also water/power/repairs and maintenance, but in this case it's the piles of filth that make this great little initiative solution into a problem.
I see OP wants an entire gift economy, which I suppose would negate my next point that the people who provide all the infrastructure, maintenance, and construction of homes deserve a fair wage, paid by someone... But in that case, are landlords the Dick Dastardly, or just another cog in the orphan-crushing machine?

Anyway it is hard to debate given your argument has to do with something that has limited supply. I mean if the people who owned property that could be rented don't then supply will even be more limited. It should not be. Im not sure why you would be looking specifically for nice landlords to come for first. Would they be heroes if they had property that could be rented out but did not rent it out so that they were not landlords? I personally would go for the corporate ones first and not at all for ones that live in the same place they rent. Here is the thing. I have had decent rental experiences and horrible ones and there is a general trend I see. Renting a unit in a flat where the owner lived in the flat and owned no other real estate. Every time it was wonderful. They will interview you more and have greater rights to kick you out, but they are more concerned with having a good neighbor and not losing money than with making massive profit. They will follow market rates somewhat but much more caustiously and if you are a good tenet they will not want to encourage you to leave as its a pain for them to find someone new who could be horrible. In addition they lived there and kept the place nice enough for them to live there. Now what I found is the more an individual or entity is in the rental biz the worse it gets. I have been in flats where someone owned several properties and did not live in the one I was in. Since they did not live there they were way less concerned about the property being a good living experience. They also were less concerned with turnover and more with profit. Just not wanting someone who destroyed the place and payed on time. Move up to apartment buildings and corporate landlords and profit is all they are concerned with. Every year the rent will go up till you leave and they won't do anything not legally mandated and you may have to get government offices to help you or outright sue to get that to happen. This is not unique to rental businesses. I actually recently came across this video about late covid on a restaurant that was closing. They guy said he could not find anyone to work. Here is the thing. He specifically could not find anyone to manage the restaurant and even mentioned all the kids that depended on it for a part time job. He also owned a catering biz which I assume had a hired manager. So basically even though it looks like a mom and pop shop he was just some guy who bought them up. I'm as anarchist as they come, and while *landownership* sucks and should be abolished, till then, there are good people making sure low-income folks can have a safe place to life. Not everyone has a path to home ownership, and renting is a necessity. You can't have renters without landlords.
*Slumlords*, however, who go out and make a profit off unsafe housing and don't provide basic services required of them, can hang.
