Is this data accurate?

This data is as accurate as it has been reported to us. We have no way of verifying that strangers on the internet aren’t lying. We reject any obviously fake data before adding them to our live dataset.

Are these expat prices? Do Thais also pay the same?

This tool is mostly aimed at giving you a very basic idea of what you can expect to pay as an expat. If you do not speak Thai, are not used to bargaining, or do not have Thailand citizenship, you will likely pay more for your housing.

There are many situations (government-subsidised low income housing, landlords which prefer Thai tenants, etc) where the price Thai people pay will be less.

I live in X building, and the reported price is way different from mine! What gives?

In many apartment buildings in the city, individual owners own the apartments. The price paid by one tenant (per square metre) can be quite different from their next door neighbour. In many (especially older) buildings, renovation within the apartments can create more valueable premises - such as newer appliances, paint, flooring, etc.

Additionally, there are other factors. For example, a building could have a multi-year construction project happening on one side of it, where the apartments with windows opening onto it will be faced with noise and other discomforts, meaning the price will be less.
