Run your finger along the mortar joints. If mortar feels soft, crumbles easily, or is visibly recessed more than 5–6mm below the brick face, it needs repointing. Visible cracks running along joints rather than through bricks are another clear sign. In UAE buildings, exterior brickwork generally needs inspection every three to five years given the thermal cycling it experiences.

Repointing is the general term for replacing deteriorated mortar in masonry joints. Tuckpointing is a specific technique using two mortar colours — a base matching the brick with a thin contrasting line pressed into the centre — to give the appearance of very fine joints. In everyday UAE usage, the terms are often used interchangeably to mean mortar joint repair.

A properly applied liquid-applied membrane on a well-prepared surface performs well for eight to twelve years. Torch-applied bitumen sheet systems typically last six to ten years. Cementitious systems under tiling vary more widely. UV exposure and foot traffic both reduce lifespan. Annual inspection of drainage points and membrane condition is recommended for all flat roofs.

For common materials — Carrara marble, standard travertine, Crema Marfil — we can usually source close matches from Dubai and Sharjah suppliers. For unusual or very old materials, matching is more challenging. For bathroom vanities and kitchen worktops, if an exact match is unavailable, we often recommend replacing the full top rather than visible repair with non-matching material.

For surface-level grout failure and joint deterioration, grout sealers and sealant replacement are possible without disturbing tiles. However, if the waterproof membrane behind tiles is compromised — indicated by soft substrate, hollow tiles, or water in rooms below — affected tiles must come off for proper repair. Surface treatments over compromised membranes do not fix underlying problems.

For a standard 4–6 sqm apartment bathroom with walls tiled to 2.4m height, full retiling including demolition, waterproofing membrane, adhesive, new tiles (client-supplied), and grouting typically starts from AED 1,800–2,500 for labour and materials excluding tile cost. The most serious cause is rebar corrosion. When steel reinforcement rusts, it expands and cracks the concrete cover. What appears as a bulge or crack is often rebar pushing from inside. This requires exposing affected rebar, treating or replacing it, and reinstating concrete with polymer-modified repair mortars. General patching and crack repair address less severe issues.

Efflorescence returns unless the moisture source is eliminated. We identify and seal water ingress points first — failed flashing, cracked mortar joints, or porous surfaces — before cleaning deposits. Simply removing surface salts without stopping water movement guarantees recurrence within weeks.
